In what might be often overlooked, as it isn’t technically in your home, your garden can be a great place to start increasing the value of your property, and at the same time, giving you a nicer place to live.

Also, gardening is a great hobby to have – you’ll work your body more than you might think when outside, tearing up that soil – which is good for you. And if you keep plugging away it, it will also be good for the value of your home. Having a nice, well maintained garden can add anywhere between 5% and 10% to the overall value of your home. As well as remodelling your existing bathroom, there is always the option of adding an additional one either in the form of renovating a box room or under the stairs, or adding an en-suite to one of your bedrooms. This again can add at least 5% to the value of your home.

While it is a good idea to focus on one area of your home to hone in on, to increase the value, it’s always practical to just have a general redecoration of your home, particularly if you’re looking to sell your home.

Having your home presentable to potential buyers can go a long way for them making an offer. If your home needs to be done up, and it looks like it, people are going to notice. Not only will this put buyers off, it will also stop your home being valued at its maximum price.
